
1920 Belvoir Estate Sale
Henry John Brinsley Manners, the 8th Duke of Rutland, announced his intention to sell the greater part of the Belvoir Estate in November 1919, stating that he had never in his life taken a step which was so hateful to him but the pressure of circumstances left him no choice. These circumstances were a combination of the consequences of the war, the pressure of taxation and the great increase in countless expenses; the Duke needed to sell to ensure that his family and descendants could continue to live at Belvoir.
It had long been a tradition that farms passed from father to son, and the Duke first gave existing tenants the option of purchasing their property, with about 30% of the tenants taking up this offer ahead of the public auction. Only the Castle and immediate surrounding lands, and a few villages, were excluded from the sale. Eaton, along with Stathern, Waltham, Hose, Thorpe Arnold and Goadby Marwood, were sold practically in their entirety.
The Estate sale extended to an area of 13,300 acres and was divided into 635 lots spread over 4 days, with the auction conducted by auctioneers Escritt and Barrell of Grantham at the Corn Exchange in Melton Mowbray. The sale was described as one of the most important ever held in the East Midlands. The sale lots included farms and smallholdings, land, building plots and residences of all types. According to the sale report in The Grantham Journal on 6th March 1920, the auction raised a grand total of just over £448,950.
